If I can rate negative I would. I thought I found a gem on St. Rose. Beautiful neighborhood. Lots of convenient businesses around. BUT don't be fooled. There was so much noise and theft around. Most of the agents are combative and so unhelpful. After a 9 month lease. They tried to raise my rent for a two bedroom from 1515 to 2300 which is crazy. And charged me a CARPET REPLACEMENT FEE for $700. They claimed my dog ruined their carpet (soaked in urine). I've had my emotional support dog since he was 12 weeks old. He's 6 now... and the only time he's had accidents was in his puppy years. I've always lived in carpeted apartments and have never been charged this. They are just money hungry. And be careful they will nickel and dime you at any chance. I got a move in special and didn't haven't to pay any pet rent due to my ESA. But I guess they found a way to make up all they couldn't get from me. What a ridiculous property. They followed up with pictures of the “pet damage” to the carpet. But other than normal wear and tear and furniture marks where is the pet damage.

Changing my review from 5 to 3. After living here for 2 years I just feel like they charge what they charge because it’s a newer apartment and decent amenities. Rent always went up after lease renewal which is why I left. I rarely saw security. The front left gate was open way too often. I Don’t recommend living on first floor. Felt like I heard everything upstairs. No matter how good of a tenant you are with them it doesn’t help them work with you. I was gonna get charged an outrageous fee since i was 4 days late for my 60 day notice. So I had to pay a 4 day prorated rate month2month fee. And the move out statement I got was just crazy. Just seemed like they try to squeeze you for every possible dollar they can before you leave. Just very disappointed with how the move out turned out with them. Beside all that, it is a beautiful property and Maintenance staff was pretty awesome ! Just make sure when it time to move out, you do a walk through and ask questions to cover your track. Seems like most of their negative commmets is dealing with with move out.

My overall experience was just okay living here. Paying over $1700 for a one bedroom apartment you’d expect it to be great but that wasn’t the case on my end. There is a lot of hidden fees that you must pay after the base rent each month. There is also a lot of car theft, packages gone missing, dog poop did not get picked up by other tenants and they’re not great at responding to emails or calls after you move in. The amenities are nice, but the gym is pretty small. I’d only move here if you’re going to be using the amenities every single day or else it’s not worth it at all.

The Aviator apartments move in was a great experience, smooth and easy from viewing to signing. Adrian was awesome, respectful, patient, he replied to all my emails and questions. The process took me a month approx but Adrian was very patient and also followed up with me in a non-annoying way 😆. I highly recommend you see Adrian if you’re looking for a great apartment and awesome service!

The Aviator - Beautiful Buildings, Modern, spacious apartments. Smart Units with cameras and Temp and light controls, Flooring choices, Beautifully maintained grounds. Resort-like pool area. Location is perfect because St. Rose Pkwy is now basically the headquarters for the world. (Raiders!) The Management is very, very nice and professional. Amy is the GM and she is awesome. Lisa is the assistant manager and she is also incredible. The entire staff is very pleasant to deal with and an asset to the property.

We had an issue with a security light flashing on and off on our patio. We put in a maintenance request and it was handled quickly, efficiently and professionally. And the maintenance technician was very friendly and courteous. Our ceiling fan stopped working so I put in a maintenance request. Again, the maintenance technician was awesome and fixed it really fast The security light on our patio went out. It was a safety and security concern. I put in a maintenance request and they fixed it really fast!
